Hacienda Palancar
Hacienda Palancar is an island-like, 86-acre luxury retreat bordered by the Caribbean Sea and Campechen Lagoon, inside the 1.3 million-acre Sian Ka’an Biosphere Reserve, a protected UNESCO World Heritage Site. Geographically, Hacienda Palancar is situated on the Yucatan Peninsula in the Mexican State of Quintana Roo and municipality of Tulum. From the international airport in Cancun, Hacienda Palancar is a two-hour drive south, through Playa del Carmen and Tulum, part of the Riviera Maya corridor.

The private, secluded estate was designed by and for the current owners with high-quality, functional accommodations and services. Six buildings are positioned as a village with well-conceived interior floor plans and transition spaces, providing owners, guests and staff with the feeling of an intimate, well-run boutique hotel. The early Spanish-style architecture is visually striking and built to withstand extreme weather with thick walls, custom doors and windows that have been waterproofed. The property is entirely self-sufficient with primary and back-up water, sewer, power, communication and security systems. Trails connect all six buildings and lead to several picnic areas, the Caribbean Sea and two docks on the Campechen Lagoon.

The property is comprised of seven contiguous lots totaling 86 acres (35 hectares) that stretch for a half-mile on the widest portion of the peninsula where the topography is generally flat, with dense palms, mangroves and coconut trees. The seven lots are numbered 33 through 39 and lot 37, which separates the staff quarters and garage from the balance of the village, is ultimately planned for additional overnight accommodations.

Master Building
The single-story Master building is situated at the north end of the estate, connected by pasillo to the adjacent Living Room building. Twenty-foot beamed ceilings and built-in bookcases create a tasteful space with tall, arched French doors that open to the east and west with wrap-around verandas providing cool breezes. In addition to the beautiful master suite, two secondary bedrooms are domed with skylights and are visible as castle-like turrets from outside. Both of the secondary bedrooms have tiled bathrooms and separate entrances. There is a rooftop mirador and two outdoor showers on the ground floor.

Living Room Building
The single-story Living Room building is connected diagonally to the Master building and further south to the Kitchen building by pasillos. Architectural features include 20-foot beamed ceilings, built-in bookcases and tall, arched French doors that open to wrap-around verandas to the east and west. Two towers feature an office in one and a staircase in the other that leads to a colorful, rooftop mirador. The mosaic tile floor ties the living area and fireplace to a computer room, butler’s pantry and half bathroom. There is also a large basement.

Kitchen Building
The two-story Kitchen building is connected by pasillo to the Living Room building and features a full-service, commercial kitchen with a domed ceiling and skylight. A back kitchen is used for dishwashing with a half wall that separates the balance of the space utilized by security staff with two monitors tied to 24 surveillance cameras. The kitchen also leads to a small comedor (dining area) that opens on three sides to the garden, with a built-in grill just outside the kitchen. Additional improvements downstairs include the manager’s office and apartment, each with full bathroom and laundry room. Two apartments share a terrace on the second floor. A half-bathroom can be accessed from outside, along with an outdoor shower.

Guest Building
The two-story Guest building is situated south of the Kitchen building. Built with a similar architectural style, the Guest building features four luxurious apartments, two upstairs and two downstairs, all with ocean views. Rooms feature hand-painted tile floors and hand-hewn ceiling beams. There is a housekeeping room and small basement with a water filtration system and storage area.

Garage Building
The Garage building is situated well south of the four main buildings. Improvements include an auto workshop with mechanical lift, carpentry and paint shop, maintenance office, laundry room with commercial washer and dryer, two rooms used for tool storage and a changing area. Solar panels have been installed on the roof and an attached shade covering with an aluminum roof serves to protect the three large generators. Golf carts and an electrical system are covered, with additional areas devoted to a vegetable garden and extra parking.

Staff Building
The Staff building is the southern-most structure, situated near the Garage building with three separate apartments that each have a full bathroom and closet. One of the bedrooms is currently being utilized as a fitness center. Additional improvements include a large kitchen, dining room, living area and laundry room/bathroom/storage area with an interior and exterior door. There is a patio around the entire building and a basement that houses a water filtration system and storage area.

Landscaping / Grounds
The property is situated in a jungle forest with lush, tropical landscaping that provides privacy, and openings cut to enhance views. Biologists supervised the property’s environmental impact throughout the construction process and all landscaping was designed to mitigate any environmental impact where possible by strengthening the soil, which in turn improves the root structure in the surrounding lagoon system and ensures maximum natural protection from the elements. When the land was cleared for construction, not one tree was harmed and all were reforested under the supervision of an expert. Dune specialists implemented a sophisticated beachfront clearing and reforestation process that continues to be maintained today. Several palapas are situated along paths in the surrounding jungle, utilized for picnics and massage treatments. The swimming pool is kept cool, but can be heated.

Lagoon / Docks
Campechen Lagoon runs along the west side of the property and feeds into the Caribbean just south of Hacienda Palancar at Boca Paila. This pristine mangrove lagoon serves as an expansive wildlife sanctuary and scenic waterway with a series of tributaries and cenotes, which are natural sinkholes that provide protection for a variety of fish, manatees and other sea mammals. The lagoon is a navigable inland waterway that connects with other lagoons north and south of Hacienda Palancar for more than 60 miles.

Two multi-purpose docks on the Campechen Lagoon at Hacienda Palancar are popular for relaxing, especially at sunset and are within walking distance, or a short golf cart ride from the estate. One dock is used for motorboats, while the other is used for kayaks and paddleboards. Dock permits are nearly impossible to obtain in the Reserve and therefore having two docks is extremely valuable.

Caribbean Sea
Hacienda Palancar fronts the beautiful Caribbean Sea and in México there is a Federal Concession Zone that lies between the high tide water mark and the property line, up to 20 meters wide. This is a public area that anyone may access, however hotels in Tulum provide beach access, so the beach at Palancar is essentially private. Anyone wishing to make use of this area must request a concession from the Federal Government. The concession, which is temporary, requires a fee and can be renewed easily. Hacienda Palancar holds the concession for its beach area and provides furniture and towels on the beach for guest massages, romantic meals, swimming and relaxation.
